Full Renovation

Sandcastles worked for the California-based owners of this home on two acres of wooded property. First, we disposed of the contents (21 tons), assuring that items of value were sold, including two vehicles. We completely opened the main floor, doubling the size of the kitchen and installing two islands, one for cooking and the second for entertaining. New windows, new appliances, new hardwood flooring, new Jack 'n Jill bathroom, new HVAC systems (2) were installed as part of the renovation, plus significant grounds clean up including removal of several trees and planting of 45 shrubs. Electrical and plumbing, plus all fixtures, were upgraded. Interior and exterior walls were repaired and painted. The primary bath was expanded significantly. We acted as property managers during the five-month renovation period and until the home was sold. Results? The home sold quickly in a challenging market, at a price more than satisfactory to the remote owners. AND, owners paid zero for renovation until closing.

Sandcastles worked for the estate that owned this home. First step was a site audit to identify repairs and potential code violations, followed by a detailed cost estimate. Kitchen and bathrooms were gutted, with the kitchen opened up into a dining room achieved by reducing the size of an overly-large living room. New appliances, new fixtures, new cabinetry was installed and significant repairs were completed to the exterior, including new roof and gutters, rebuilt front porch posts, re-surfaced deck, and greatly-expanded and fenced back yard. Results: the home sold in less than two weeks at 5% higher than list price. AND, owners paid zero for until closing.
Full Renovation

Sandcastles launched this project for the existing owner with a site audit and code violation report. Kitchen and bathrooms were completely renovated. The previously boxed-in kitchen was opened up to the dining room and family room. A large island was installed in the kitchen, ed to natural color. Front door was enlarged, a new set of sliding doors were installed and the bay serving as both breakfast bar and serving bar. Existing hardwood floors were repaired and refinishwindows was increased in size, bringing loads of natural light into the space. Interior and exterior walls were repaired and painted.
Bathroom/Bedroom/Kitchen/Exterior Refresh

Sandcastles was hired to execute a quick refresh of this home, in preparation for sale. Project timeline was three weeks. New vinyl siding was selected and installed, kitchen cabinets repaired and painted, interior walls repaired and painted, all fixtures updated. Primary bath was redone with frameless glass shower doors, making the space appear larger. Electrical service, including circuit panel and exterior cable, were updated.
Bathroom Renovation
North Wakefield, Arlington, VA
A complete primary suite and hall bathroom renovation in a classic colonial home. The primary bath was reimagined around a freestanding soaking tub and a custom walk-in shower clad in dramatic dark hexagonal tile, paired with a double vanity featuring warm wood cabinetry, quartz countertops, and a backlit LED mirror. Black matte fixtures throughout tie the two spaces together with a cohesive, modern edge. The hall bathroom received an equally thoughtful refresh — new wood-tone vanity, updated tile, and a clean tub-shower surround with built-in niches and matte black hardware — delivering a polished, spa-like feel at every level of the home.
